Our home is centrally located in West Dennis, less than a mile from the beach. It is conveniently located right off of Main St (Rte 28). You can easily walk to either the West Dennis or Trotting Park Beaches, or up to Cuffy's to grab the latest Cape Cod swag. The address will be provided for all serious inquiries.

Pricing and Cancellation Policy (Updated May 1, 2024)

Rental Period & Pricing: For Summer Weeks (June 29 - August 31), our Rental Amount rate is $2700 a week, for a period of Saturday to Saturday. The home is available for on a per-night basis outside of these Summer Weeks with a two-night minimum. Please contact us to get a custom price quote based upon your planned stay.

Fees and Taxes: There is no Cleaning Fee for weekly rentals. We may charge a $100 Cleaning Fee for other rental periods, but we'll make that known at the time we discuss your custom price quote. We do allow pets with reasonable restrictions. There is a $100 pet fee per approved pet. As required by law, we will collect all state and local taxes. As of May 2024, that amount equals 14.45% of the total rental amount, including fees. Lastly, a fully-refundable Security Deposit of $500 is required with your Final Payment. This amount will be refunded within one week of check-out if there are no issues with the rental.

Payment Methods and Deposits:

• Our preferred payment option is personal check, but we can arrange payment via Venmo or PayPal if needed..
• We require a Rental Deposit in the amount of $500 at the time we execute our Rental Agreement. The Rental Deposit holds the home for the period of your rental. If we are executing the Rental Agreement within two months of your Rental Period, a Rental Deposit is not required.
• We require a 50% Deposit of the rental amount (rent & fees) within two months of your Rental Period. If you've paid a Rental Deposit in advance, that amount will be deducted from the up-front deposit amount. In cases where the Rental Period is in less than two months, this 50% Deposit is due upon executing the Rental Agreement.
• We require the Final Payment of the full amount owed within two weeks of your Rental Period. This will inlcude the full rental amount (rent & fees), the Security Deposit, and all State and Local Taxes. In cases of last-minute rentals, this will require you to make payment in full upon executing the Rental Agreement.

Cancellation & Refunds: We understand that "life happens" and vacation plans change. Our Cancellation Policy keeps that in mind. Below is an outline of our Cancellation Policy.

• Our driving principle is simple: We will try to re-rent the home, and if successful, we will refund any and all monies you've paid..
• If you cancel up to two-months in advance of your Rental Period, we'll refund all monies paid.
• If you cancel between two-months and two-weeks in advance of your Rental Period, we will try to rent the home. If we are successful, issue a refund for any rented days. In the case that we cannot find a replacement rental, the 50% Deposit is non-refundable.
• If you cancel within two weeks of your Rental Period, we will try to rent the home. If we are successful, we will issue a refund for any rented days. In the case that we cannot find a replacement rental, only Taxes, Fees, and the Security Deposit are refunded.

Welcome to Our Home!

We thank you for looking at a home we lovingly call "Cape Kip". This home is our great Cape Cod escape in West Dennis and a place close to our hearts. We've owned the home since 2022, and have spent a great deal of time and effort making this our perfect getaway.

Jen works as an ICU Nurse at Beth Isreal Deaconess Medical Center in Boston. Prior to becoming a nurse, she was a professional in the local Boston restaurant scene, involved in the opening of a handful of restaurants and bars in downtown Boston and Cambridge. Outside of work, she loves travel, music and photography.

Donald is a consultant for his own company, Viva Tech Consulting. He works in the financial services software industry with clients including UBS, Morgan Stanely, and Charles Schwab. Outside of work, he enjoys traveling, time with Jen & his family, and sports.
